Historical Monument By Pietro Lingeri By Lake Como
Rare example of perfectly maintained Larian rationalist architecture for sale on the western shore of Lake Como in front of the Comacina Island
For sale a wonderful estate recognized as an international cultural asset consisting of three villas, park, a swimming pool and an internal SPA
On the western shore of Lake Como opposite the Isola Comacina, a short distance from the well-known resort of Tremezzo, this extraordinary villa for sale is a monument of immense architectural and historical value. The unmistakable style of Larian Rationalism, signed by the architect who was its greatest exponent Pietro Lingeri, has earned it recognition as an international cultural asset.
Its construction dates back to the early 1940s, with architectural solutions that enhance the relationship between the building and the surrounding landscape, creating versatile environments suitable for spending exclusive, relaxing holidays or equally suitable for hosting events of all kinds, from private ceremonies to corporate meetings and spectacular photographic sets. The impressive internal space of 620 sqm includes the main villa, a second independent villa and an annexe for the caretaker. Many functional comforts are offered, from the panoramic outdoor swimming pool with hydromassage to the indoor SPA with a Jacuzzi, a sauna with chromotherapy and relaxation area, to the modern underground winery.
Privacy is total in this little corner of paradise, set in one of the most evocative landscapes of Lake Como dominated by nature and silence. The large green spaces within the marvellous private park of 5,500 sqm, shaded by majestic maritime pines and olive trees, also offer the possibility of building a second swimming pool at the back or, for sports enthusiasts, a small padel court. Already present is a large parking area.
Restored to its former splendour thanks to the latest majestic complete renovation, the villa is today a rare example of perfectly maintained rationalist architecture that has been classified as a Historical Monument by the Cultural Heritage Office for having kept intact the walls painted in soft pastel colours and the floors made of black and white mosaic. The architect Lingeri is also responsible for the choice of colours in the villa according to a careful chromatic programme of light gradation and the design of numerous furnishings still present today.
Inside the complex, the main building is the splendid main villa, all oriented to the south-east to enhance the marvellous view of the lake from the large glazed surfaces, which are echoed in the living room on the ground floor, the entrance hall with its double flight of stairs and the rooms on the first floor. The ground floor houses the main body of the villa, with rooms finished exclusively with local materials. Beyond the spacious entrance hall are the central hall, a dining room and a living room with a period fireplace, all of which open onto a 40-sqm portico and a 162-sqm patio, partly landscaped and partly paved. On the other hand, a dining room with an office, the kitchen and a study face northwest, as well as a hallway and bathroom.
From the foyer, a wide, bright staircase leads up to the landing of the first level, connecting the living area to the sleeping area and the big 36-sqm panoramic terrace. Of the five finely furnished bedrooms in total, four are reserved for the owners with wonderful views of the lake, while the guest room, the three bathrooms and the cloakroom open onto the opposite side.
There is no lack of spaces entirely devoted to recreation and relaxation: on the top floor, we find a single large room with access to a 71-sqm terrace facing the lake, while the basement has an authentic SPA path with a fitness room, as well as an elegant tasting room with stove and laundry room.
The second villa, completely independent of the main villa and complete with a small garden, is used by guests as a Junior Suite. Arranged on two levels, it consists of an entrance on the ground floor with kitchen and dining area, while the living area is on the first floor with a living room with balcony and hallway leading to the bedroom with bathroom. A large 36 sqm garage is for the exclusive use of this second residential unit.
The third building that completes the property is a picturesque annexe of 32 sqm, currently used as exclusive accommodation for the caretaker.
A historical property that is truly unique for its immense architectural value, the work of architect Pietro Lingeri as well as the greatest testimony to the Larian Rationalist movement, for sale in what is undoubtedly the most prestigious area of Lake Como, where prominent and world-famous personalities own some of the most exclusive private estates.
